Dear Clients of Punta Perla:
Some of you may have met me during your trips to Punta Cana /Punta Perla, while others may have read my emails and or the note I wrote in the last newsletter. My name is Alex Rood, I am first of all an investor in Punta Perla, just like all of you! I have a substantial investment in the project. I also am a friend of the developer and the team that has conceived and will build Punta Perla!!
I am a member of the Executive Board of Punta Perla coordinating the overall marketing and sales of Punta Perla, without remuneration.
I have been involved from the beginning with Punta Perla because of my experience as a real estate developer, having been part of the team that brought Cap Cana to reality from its inception. I was VP of development for a number of years at Cap Cana, I also developed and partnered in another real estate gated community development in Puerto Plata, "La Colonia Golf". Finally, I was instrumental in identifying for the developer the original Punta Perla property, the first parcel, one of 60+ parcels that make up Punta Perla and that has purchased ,owns and is developing into a world class destination !!
I want to state these facts first in order for all of you to understand from where I am coming from, as well as how and why I am a firm believer and close collaborator of Punta Perla's development team and it's CEO, Mr. Ricardo Miranda.
As you can imagine I have first hand information regarding all of the development of Punta Perla. This being the case I want to address a number of issues regarding Punta Perla that have continued to surface over the last few months and specially the last few weeks regarding the developer and the project, Punta Perla. 1- Punta Perla not being able to define and initiate construction, 2-the lack of quick response to emails and requests by clients, 3- funding of the development, and 4- not addressing in a timely manner the attacks against Punta Perla.
As backdrop to all of the above, basically the project was taken over by events that were out of it's control, i.e. the original sellers negligence and fraudulent intentions, the ex-tourism ministers permitting delay ( more than 2½ years), the world financial crisis, the projects detractors that have circulated false statements via the stolen web site and emails and other forums.
Construction start up and funding are the core parts to turning the project around.
As stated above, during the last two years Punta Perla has not only experienced first hand the world financial crisis, but Punta Perla's bank funding dried up in Spain, along with a concerated effort to derail the project, however, regardless of all of these external factors the final outcome being that Punta Perla received full permitting required for start up, Confotur ,Ministry of Tourism no objection
certifcate, EIA- environmental license, municipal authorization, among other permits. All proof that Punta Perla is not a fly by night operation or scam and that the development team has been working on all of our behalf non stop.
The good news we all read about and written up in the last newsletter is that of the Chinese firm commitment to invest and fund Punta Perla's first phase development for $ 462.0 million dollars!!!. This is signed, sealed and will commence early next year ( Jan-Feb. 2011). Not an easy or simple transaction to close, as the due diligence process is very detailed and precise on behalf of the Chinese authorities and bankers.
This brings me to the last point I brought up, all the negative and false information being written, sent out and provided by Joseph Mitchell, a criminal element that illegally has taken over the puntaperla.com website, hacking into the commercial information of Punta Perla that is private property and confidential, and using the web site and stolen emails addresses in order to send out false information in order to confuse and incite all of us.
If Punta Perla is at fault with all of us it is for its lack of communication and the non start up of construction!! , however never for lack of effort ,hard work looking for solutions and or defending the project to the final consequence in order that is is constructed and becomes reality for all of us to have and enjoy.
The entire Punta Perla team long with our biggest defender and backer is the CEO of Punta Perla, Ricardo Mranda. He is determined to build Punta Perla !! He and the team are very persistent. It will be built !
I can go on and on and clarify each of the emailed statements sent out and written by the unknown Joseph Mitchell, the truth about Punta Perla blog- via puntaperla.com website, and statements on Dominican Watchdog site, however I really do not want to waste anymore of your time or mine doing this, as I sincerely feel that it is much more important for all of us to start the New Year on a positive note with the start up of the construction at Punta Perla. !!
