This will be the year that no doubt will be remembered as the best year of all, as it is the startup of construction of Punta Perla!
As you know, in July 2010 we signed in Beijing the first phase construction contract for USD$ 462.0 million dollars. This event was announced in the press in October 2010, when we invited to the Dominican Republic three state owned Chinese companies, headed up by a 14 member delegation with their principal executives. Punta Perla invited these companies to meet with the President of the Dominican Republic along with the government Ministers of Tourism, Environment, Labor and Foreign investment. As published, the first phase of Punta Perla includes the general infrastructure, 2 golf courses, a golf clubhouse, marina, beach club, tennis & racquet club, a boutique hotel, and all the units pre-sold to our clients.
In this letter we also want to communicate that you will be receiving the December issue newsletter by Monday 20th, updating the information included in our last newsletter ( September issue), whereby Punta Perla will document the guarantee offered to our clients. This parcel of land is comprised of 600,000 square meters valued at USD$120.0 million dollars. It includes all the permits and authorizations to construct up to 900 units on said parcel along with the Confotur tax benefits. Since the September newsletter, the legal and technical teams have been identifying, measuring and appraising the parcel that will put up in guarantee. This portion of land within the projects limits was approved by the Board of Directors of Punta Perla, upon the request of our real estate agents, in order to reply and eliminate all the defamatory claims made against the project.

As an integral part of the guarantee, beginning January 1st, 2011 and the subsequent 24 months, if Punta Perla does not finalize and deliver the construction of the pre sold units, said parcel will automatically be offered for sale for a minimum of USD$ 120,000,000.00 dollars. This amount exceeds the amounts received by Punta Perla from the clients for said pre sold units. The total sales amount received will be distributed proportionately to all the clients.
Apart from the above mentioned points, Punta Perla reaffirms 100%, that it will deliver the units to its clients before this 24 month period expires, whereby we firmly believe that your property has already appreciated and will appreciate more in value upon the turnkey delivery.
