    The Ritz-Carlton Residences Coming to Waikiki

    HONOLULU, Dec. 20, 2012 /PRNewswire/ -- PACREP LLC announced today that it is developing Waikiki's newest luxury condominium property, The Ritz-Carlton Residences, Waikiki Beach. The Residences will be branded and managed by The Ritz-Carlton Hotel, L.L.C. and will be located at the gateway to Waikiki Beach adjacent to Luxury Row at 2100 Kalakaua Avenue, whose retailers include Tiffany & Co., Chanel, Yves St Laurent and Gucci.  PACREP LLC is managed by Jason Grosfeld , who is also the managing principal of Irongate.

    The luxury tower will have condominiums ranging from 400 to over 3,000 square feet.  Amenities will include resort pools, a spa, a fitness center, owners' lounge and storage, cafe and restaurant, as well as a soon-to-be-announced gourmet food market and world-renowned sushi chef.  The project will be the first new luxury condominium property to be built in Waikiki since 2009.

    Condo Project Sales Hint at Kailua-Kona Market Shift

    Recent brisk sales at Kona Seascape Condominiums, located in the Kona Palisades area of Kailua-Kona, may foreshadow a shift in Kona's real estate market. Between January 9 and February 10, seven of the remaining 24 two-bedroom, two-bath units in the current inventory went into escrow at prices ranging from $149,000 to $165,000.

    "Kona Seascape originally came on the market in late 2007 with 108 units planned.     Seniors evicted for new Kauai, Hawaii development

    Eight homes at a former Kauai sugar plantation are being threatened with demolition to make way for a 50-unit development. Landowner Grove Farms has issued eviction notices to 13 tenants to vacate by March 8.

    It's reported that while Grove Farms officials plan to give camp tenants priority to buy the homes, most are senior citizens who can't qualify for mortgages. Prices at the Waihohonu development will range from $260,000 to $485,000.

    Koloa Camp was part of the first sugar plantation in Hawaii. It was established in July 1835. Some of the structures are a century old. Rents now range from $600 to $1,000 a month.

    Some residents say the camp represents a simpler time and that the development will wipe out the town's historic foundation.
